Tiger Roof Inspections vs. Insurance Roof Inspections: What’s the Difference?
Why do property owners hire Tiger Group for Roof Inspections?
As Home Inspectors, we see varying roof surfaces- sloped, flat, asphalt shingles, wood shingles, metal, to name a few. We inspect roofing for many reasons, but there are 3 top circumstances when we can help our clients.
- Of course, the roof is a primary consideration during a Buyer’s Home Inspection at the time of purchase. At these inspections, we attempt to date the roof and express to our clients the expected useful life. We also provide them with many interim maintenance suggestions to help extend the useful life of a roof and prevent nuisance leaking from items like roof penetrations, tree damage, and flashing.
- The second reason has become more common recently. Many homeowners are having trouble obtaining or renewing Homeowners’ Insurance due to insurance companies’ new, stringent roof requirements. The unfortunate thing for homeowners is that insurance companies are using national statistics for expected roof surface life, not those fit for our houses in New England. Many are “flagging” roof surfaces due to a brief, cursory drive/walk-by inspection or satellite imagery. Often, things like roof stains or growth are improperly indicated as problems that indicate a roof is at “end of life”. So, we have been able to help many homeowners by conducting a proper roof inspection. In that inspection, we obtain better access to the roof condition and provide expected service life, or often maintenance items to improve the roof and satisfy the required service life of their insurance company.
- Lastly, we often provide Roof Maintenance Inspections for homeowners who wish to better care for their properties. Just as in the first two examples, we inspect the roof and provide information for maintaining the roof surface. Most important are houses with spray foam insulation in the roof structure, where roof maintenance and prompt replacement are paramount because leaking will not be recognized behind the insulation, causing significant concerns.
Tiger’s Roof Inspection Advantage
At Tiger Home & Building Inspections, our approach is hands-on, thorough, and safety-minded. We’re not just checking boxes — we ensure you truly understand the condition of one of your home’s most important systems.
During a Tiger roof inspection, our licensed home inspectors:
✅ Walk the roof whenever it’s safe and accessible (based on pitch and weather conditions)
✅ Access the roof with a ladder to inspect materials, flashing, and penetrations up close
✅ Conduct drone inspections for roofs that are steep, fragile, or otherwise difficult to access
✅ Inspect attic spaces for signs of leaks, improper ventilation, or structural issues
Review Interior finishes for signs of leaking
✅ Report on roof materials, wear patterns, and workmanship
✅ Note any maintenance or safety concerns that may shorten the roof’s lifespan
We don’t just look for damage — we evaluate functionality, installation quality, and potential future problems that could lead to costly repairs.
Answering the question: “What is the current condition of this roof — and what should the homeowner plan for next?”
No matter the style or size of your home, our clients receive a detailed digital report with clear photos, findings, and recommendations — providing confidence and clarity about the roof’s true condition.
