Often buyers purchase a home with an existing irrigation system. Many of these buyers have never owned or maintained an irrigation system.
As part of your home inspection and purchase due diligence, obtaining service records from the vendor who has maintained the irrigation system can be extremely valuable, and having an evaluation by a professional will eliminate the risk of purchasing a home with an irrigation system riddled with leaks and other costly problems. If you are purchasing a home during the winter months, at a minimum, have the seller provide you proof of winterization for some peace of mind.
To ensure your “new to you” irrigation system is operating properly, each spring, have a professional technician correctly turn your system back on, open all water and electrical sources, and slowly reenergize the sprinkler lines. At Maxum Irrigation & Plumbing, we perform all necessary seasonal adjustments, checking for and adjusting your sprinkler heads for proper coverage and flow. We ensure sprinkler heads are operating properly, program the water timer (clock), as well as check all sprinkler lines and manifolds for leaks.
Regular inspections throughout the growing season are also encouraged. As the seasons change, it becomes necessary to adjust the water timer and frequencies to avoid over or under-watering due to temperature changes and varying weather conditions. During these system inspections, Maxum Irrigation & Plumbing will check and adjust your sprinkler heads along with any drip irrigation that may be present to ensure optimum grass and plant growth.
In our New England climate, it is essential that irrigation systems are properly winterized to avoid damage caused by frozen pipes and other irrigation components. The winterization process consists of draining water from all pipes within the system using compressed high compressed air. This winterization process is essential to a smooth spring start-up!
Today, even more technologically advanced systems are available for conservation and convenience. Water conservation technology continues to improve with WIFI/SMART controllers. Depending on the “smart” irrigation controller you select, it can automatically adjust watering schedules for the daily weather of your specific zip code. Controllers can be adjusted from your phone and some include features that identify possible leaks.
