Before the Cold Sets In: 9 Fall Home Maintenance Must-Dos

September 2026

Fall is one of the most important times of year for home maintenance in Connecticut. Taking care of a few key items each month can prevent costly repairs, improve energy efficiency, and protect your home’s long-term value. Rather than trying to tackle everything at once, follow Tiger’s month-by-month fall checklist.

September: Inspect, Service & Repair

1. Check Drainage Around Your Home
We just experienced significant rain, so now is the ideal time to walk around your property. Look for overflowing gutters, poorly positioned downspouts, standing water, erosion, and areas where the ground slopes toward the foundation. Managing water around your home is one of the simplest ways to help prevent basement moisture and foundation problems.

2. Inspect Your Roof & Exterior
Take advantage of September’s mild weather to look for damaged or missing roof shingles, deteriorated flashing, loose siding, peeling paint, damaged trim, and failing caulking around windows and doors. Small exterior defects can become sources of water intrusion once winter weather arrives.

3. Service Your Heating System
Don’t wait for the first cold night to discover a problem. Have your boiler, furnace, heat pump, or other heating equipment serviced and change or clean filters as needed. Turn the system on and make sure it operates properly before heating season begins.

October: Prepare for Colder Weather

1. Seal Windows, Doors & Exterior Openings
Check weatherstripping and caulking around windows and exterior doors. Seal gaps and penetrations where appropriate. This helps keep cold air out, improves comfort, and reduces opportunities for water and pests to enter the home.

2. Winterize Exterior Plumbing
Disconnect garden hoses and prepare exterior faucets for freezing temperatures. Irrigation systems should also be properly shut down and winterized. Pay particular attention to plumbing located in garages, crawl spaces, exterior walls, and other areas vulnerable to freezing.

3. Inspect Your Attic
Before winter, check the attic for signs of roof leakage, moisture, inadequate insulation, blocked ventilation, or evidence of rodents. Proper insulation and ventilation are especially important during a Connecticut winter and can help reduce heat loss, condensation, and conditions that contribute to ice dams.

November: Get Ready for Winter

1. Clean Gutters & Downspouts — Again!
Once most of the leaves have fallen, give your gutters and downspouts a final cleaning. Make sure water flows freely and discharges away from the foundation. Homes surrounded by mature trees may need more than one fall cleaning.

2. Protect Outdoor Equipment & Property
Store or cover patio furniture, shut down seasonal equipment, and clear leaves and debris away from the house. Inspect trees for dead or damaged limbs that could threaten the roof, vehicles, or utility lines during winter storms. Install snowplow markers for your driveway, propane tank, and well.

3. Schedule Your Chimney & Fireplace Inspection
If your home has a fireplace, wood stove, or other chimney-vented appliance, regular chimney inspections are an important part of home maintenance. Before regular winter use, have the chimney, flue, fireplace, and related components inspected by a qualified chimney professional. An inspection can identify creosote buildup, damaged flue liners, deteriorated masonry, improper clearances, water intrusion, or other conditions that may require cleaning or repair.

Protecting Your Home Is an Ongoing Investment

Regular home maintenance isn’t just about preventing problems—it’s about protecting the value of one of your largest investments. Catching a small leak, drainage issue, failing component, or maintenance concern early can often prevent a much larger repair later.

If you’re unsure where to start, a Tiger Home Maintenance Inspection can provide an objective assessment of your home’s major systems and components and help you prioritize maintenance and repairs.
