9 Mid-Summer Home Maintenance Tasks Every Connecticut Homeowner Should Complete

Summer is the perfect time to tackle a few simple maintenance items that can help prevent costly repairs and keep your home running efficiently. A little attention now can go a long way before the busy fall season arrives.

Replace or Clean HVAC Air Filters

Both central air and ductless units work hard in the hot, humid summer days. A dirty air filter restricts airflow, reduces efficiency, and forces your air conditioning system to work harder. During peak cooling season, check filters monthly and replace them as needed.

Inspect and Clean the Air Conditioner Condensate Drain

The condensate drain removes moisture from your cooling system. If it becomes clogged, it can cause water leaks, damage ceilings or flooring, and potentially shut down your air conditioner.

Check Your Dehumidifier

If you have a basement or crawlspace dehumidifier, clean the air filter, verify the drain hose or pump is working properly, and make sure it’s maintaining indoor humidity below 60% to help discourage mold and mildew growth.

Clean the Dryer Vent

Lint buildup reduces dryer efficiency and is one of the leading causes of residential dryer fires. Clean both the lint trap and the entire vent system regularly; this can reduce the heat and humidity being added to your house in the summer.

Inspect Decks, Railings, and Stairs

It’s the season to enjoy our outdoor spaces, and summer parties may include guests on your deck.  Check for loose fasteners, deteriorated wood, wobbly railings, and uneven or damaged stair treads. Summer is when decks receive the most use, making safety especially important.

Trim Trees and Vegetation

Recent spring growth has overtaken my home quickly!… Keep shrubs and tree branches away from your home, roof, siding, and air conditioning equipment. Proper clearance improves airflow, discourages pests, and helps prevent storm-related damage.

Inspect Exterior Caulking and Sealants

Warm weather means drinking more tap water. Be sure your well treatment system has been serviced. And call Tiger to test your well water; the CTDPH recommends annual well water testing.  If you have a water spout in your refrigerator, that filter needs regular replacement, too.

Check Your Foundation and Drainage

Summer storms bring heavy rains in short periods of time, making good drainage imperative. Walk around your home after heavy rain and look for standing water, erosion, or areas where soil slopes toward the foundation. Proper grading helps keep basements dry and protects your foundation.

Look in the Attic

On a warm day, inspect the attic for signs of roof leaks, moisture staining, adequate ventilation, and any evidence of rodents or wildlife activity before small problems become major repairs.
