Last week, I was chatting with a real estate attorney friend about the current market. Thankfully, she mentioned she is seeing fewer buyers waiving inspections today than during the height of the competitive market frenzy. However, she is still concerned for the clients who chose to waive them — especially as unexpected issues begin surfacing after closing. During our conversation, she suggested I write about the value of inspections beyond the closing date, and it sparked an important reminder: home inspections are not just about the transaction itself.

A home inspection is not just about negotiating repairs or asking for credits. The true value of an inspection is helping buyers make informed decisions, better understand the home they are purchasing, and prepare for future repairs and upgrades.
